If you’re a non-profit you can secure a fee of no more than $400,000 + 2%
of the loan about $5mm.

If doing tax credits or RAD conversions, a developer’s fee can be included.
For tax credits it’s subject to the allocation agency (QAP guidelines). For
RAD it’s 10% of the total budget (costs not including acquisition, reserves
or developer’s fee).
